What house/condo can I afford with a 50,000 salary?
As a single guy in his mid twenties with a 50,000 salary and a 50,000 down payment, what can I afford for either a house or condo? Is 200K too much in this situation?
Would a $200,000 place being living dangerously with that salary
It's borderline and technically affordable. It is right up against your maximum though.
The rule of thumb is that a mortgage shouldn't exceed 2x to 3x your annual income. That's 100,000 to 150,000 for you. Using your entire 50,000 as a downpayment barely gets you there.
The next level of sophistication is not to exceed 28% of your gross monthly income on mortgage payment (including taxes, insurance, etc.). 28% of your gross income is $1167 a month. The principal and interest on your 30 year fixed rate $150,000 mortgage will cost you ~$828.35. The taxes should be around $200 a month (these are really variable and can be 0.5% of value in some places and up to 4.5% of value in others - but is usually around 1.5%) and insurance another $75 or so a month (again variable based on location. Now your payment $1103 which is technically affordable (must be because of the very low interest rates right now).
You also shouldn't exceed 36% of your gross income in total debt payments. This is $1500 a month. Subtract out the $1105 for the mortgage and you have $395 a month left over for all remaining debt payments (car, student loans, credit minimums, etc.)
The way to really determine if it is affordable is to save the difference between your current rent and $1125 and see how it feels. If, after a few months, you decide it's ok, you'll have some more savings to play with!
